This Kawartha Chain Lake system of which Lake Catchacoma is the primary lake also includes, Gold, Mississagua, MacGinness, Beaver, Cold and Cavendish Lakes. You can easily navigate from one to the other to get endless boating experiences. The Kawartha Highlands Provincial Parks is also easily accessible from Lake Catchacoma through nearby Bottle Lake and Sucker Lake. There are two portages, one on Bottle and one on Sucker. The latter is motorboat free. From Mississagua Lake, off RR 507, you can canoe the Mississagua River all the way to town of Buckhorn, which is on the Trent Waterway System.

EASY ACCESS, YEAR ROUTE

Once you arrive you don`t have to drive 20 or 30 minutes to get to the cottage. On Baldwin`s (Lake Catchacoma), it takes less 1 minute to get from Regional Road 507 to the cottage. The cottage is on Fire Route 278, Lot 35. During the winter, cottagers on our Fire Route chip in to have the road ploughed and the cottage is yours to enjoy year round. The cost is about $130 per household. There are 10 cottages on this Fire Route.

LOT SIZE and DESCRIPTION

The frontage is 105 feet directly on the lake. There is just over 1/2 acre. It is a very private and treed lot. The cottage sits close to the water and well away from road behind. Behind the road is the remainder of the lot and has the potential for more parking, building a bunkie and an outhouse. Because the cottage is already built near the water, you have the distinct advantage of expanding either upwards or sideways. Newly built cottages have to be much further away from the high water mark. If in the future you need to expand, you have 40 feet on one side of the cottage that permits you to do so. Alternately, you could raise the cottage and put in a full basement, living room, bathroom and bedroom. There is room for two cars in the parking area just behind the cottage and two more parking spaces behind on the road access side.

STRUCTURE

It has a red steel roof in very good condition. If you prefer a rustic look, the cottage is finished with barn board siding which complements its surroundings. The cottage is just over 700 square feet. It has two decks, a large deck facing the lake and a smaller back deck and a mud room. There 2 bedrooms, a 3 piece washroom and ample sized kitchen, eating area and living room. It has a wood burning stove of adequate to size to heat the entire cottage with an added fan for additional heat in the winter. There are two ceiling fans, one in the kitchen and one in the living area. There are back up electric heaters in the kitchen, dining room and living room.

ITEMS INCLUDED

The cottage is fully furnished: double bed, a set of bunk beds, 2 sofa beds, entertainment cabinet with DVD player and TV, various shelving units and picnic table. Appliances: fridge stove, microwave, toaster, blender, electric kettle and coffee maker, gas BBQ, water heater. sewage pump, water pump and heated line. All dishes, cutlery and pots and pans are also included.

RENTAL POSSIBILITY

The cottage is currently being used for rental income. It gets $1000 per week in the high season and $800 in the low season. I am very picky with my choices and I still have had it occupied over 90% of the time in the summer. We close it up for the winter but there is no reason to do so. It is fully insulated and can be rented easily in the fall, Christmas season, March break and the spring. Look at GL-9938 in this website to see our rental advertisement. We have been using it as rental income for the past 4 years. Note that we have not increased the prices in that time, so it would be due for an increase.

EXPENSES

The taxes in 2015 were $2531. The hydro is about $800 a year but keep in mind that it is rented and this may add to the cost. The voluntary snow-ploughing adds another $130 per year.
